Overcoming challenges and building for the future – Karbon’s Annual Review, 2020/21

At Karbon Homes, we build, manage and look after affordable homes for people across the North. And then we go further, we give them the strong foundations they need to get on with life.

This year has been no exception and it's with great pride that we present our Annual Report for the financial year ending 31 March 2021.

2020/21 was a year like no other and remarkable in many ways. Teams across our organisation worked tirelessly to keep services running and effectively look after our customers, and the success of this effort is reflected in our customer survey results, which show a big increase in satisfaction over the past year.

Despite disruption to the construction industry, caused by the pandemic, we’ve continued to make significant progress with the development of new, much-needed, affordable housing across the region. Providing options through a mixture of rental and home ownership tenures, ensures whatever stage our customers at, we have a home that's right for them.

We also continued to invest in our near 30,000 existing homes across the North East and Yorkshire, with £45.7m committed in 2020/21 as part of a long term maintenance programme.

The decarbonisation agenda sat at the heart of this work, as we sought to improve the energy efficiency of our homes. This included the continued installation of air source heat pumps in homes not served by mains gas, along with the exploration of multiple alternative heating sources for the new homes we build.

Our work to support the communities in which we operate was as strong as ever, with our teams quick to offer support when the pandemic hit. The launch of our Covid-19 Response Fund saw us allocate around 100 grants, totalling £152,117, to community groups and projects of all shapes and sizes.

As we move into a new financial year, embracing the ‘new normal’ that awaits, we can look forward to the challenges that lie ahead.

Learning lessons from our experiences of last year, and our newfound ways of working, will enable us to develop a flexible, improved service for our customers. We will continue to deliver quality new homes and to invest in our existing homes to ensure they meet the need of our customers, and our customer voice will remain at the heart of everything we do, guiding our decision making to sure our actions are for the benefit of them.
