Through these challenging economic times that we and our customers find ourselves in, achieving this mission and staying true to our core purpose has never been more important.
The last 12 months have been testing in many ways, but we’ve boldly managed the multitude of competing demands and priorities we’ve faced as an organisation and are proud to present our annual review and financial statements for the 2023/2024 financial year.
With hundreds of thousands of people across the North East and Yorkshire on social housing waiting lists, our push to deliver more affordable homes across the region has seen us deliver 644 new homes across a range of tenure types.
We’ve also invested close to £79million in our existing homes and this includes our programme of works to improve the energy efficiency of our homes, spending close to £6million on bringing our lowest performing homes up to EPC C.
We’ve continued to actively listen and act on the customer feedback that we receive and as a result, in November we launched a new customer approach and created smaller patches for our colleagues working out in our communities, to ensure we maintain a strong local presence.
We’ve also continued to develop and strengthen the various support services we offer customers. Our Money Matters Team has supported over 4,800 new customers, generating over £5.3million of income gains, and launched our Silver Friends in-person befriending service helping those struggling with feelings of loneliness and isolation to connect with their local community face-face
Through our Fair Foundations approach to placeshaping we’ve continued delivering on a number of initiatives including developing our New Start paid work placement programme. Of the 14 New Start recruits taken on in 2023, 11 went on to secure permanent roles with their placement provider, and in this coming year we’ll be partnering with our social housing provider peers across the North East and Tees Valley to deliver a further 80 placements.
Growth continues to be a key enabler of our business strategy and we’ve continued to explore opportunities that will bring additional financial capacity into the organisation.
We welcomed South Tyneside Housing Ventures Trust customers to Karbon, completing the transfer of 439 homes across South Tyneside. We also began conversations with Leazes Homes about joining the group as a 759-home subsidiary, a partnership that was approved and began in early June.
Looking ahead to 2024/2025, we’ll remain committed to the delivery of our key strategic aims, as we navigate our operations through an ever-changing and increasingly challenging regulatory environment.
