The Karbon Homes development, supported by funding from Homes England, will contain a mixture of 10 two bed townhouses, 13 two bed houses and 2 three bed houses and is located at the junction of Durham Road and Plawsworth Road in Sacriston, on the site of a redundant sheltered scheme.
The former Graham Court sheltered housing scheme did not meet modern standards and was recently demolished while contractors have been able to recycle many of the original materials from the scheme. As part of a proactive rehousing programme, Karbon’s housing officers worked with the residents of Graham Court to re-house them into better quality homes.
Karbon has also been working with the parish council to agree a suitable re-location for the colliery winding wheel, which has historical significance in the village. The wheel, which stood on the corner of the Graham Court site for decades, has been moved into a more prominent position, close to the Fulforth Centre on Front Street.
We are a long-term landlord in the village and we identified there was a shortage of high quality, affordable homes for local families. This influenced the design and new family homes on offer.
Karbon has recently invested a total of £8.5m in three new-build development projects within Sacriston – the recently completed St. Cuthbert’s Drive which comprises 24 new family homes and 19 bungalows on Uphill Drive, which are currently under construction, in addition to these new family homes on Plawsworth Road.
Zoey Hawthorne, Assistant Director of Development Delivery at Karbon Homes, said: “Karbon Homes is excited to be investing £8.5 million in new homes in Sacriston.
“These new family homes are ideal for local families looking to get onto the property ladder and are part of a wider development programme, including 19 new bungalows for affordable rent on nearby Uphill Drive.
“They will be available for Rent to Buy, allowing residents to pay a rent level based on 80% of a comparable market rent while they can save towards a deposit to buy the house.”
These new developments in Sacriston are just part of Karbon’s commitment to building over 500 new affordable homes across the North East and Yorkshire in 2021/22.
The new development has been designed by BSBA Architects Darlington, and R Vint Consulting Engineers from York are providing all structural and engineering solutions. The main contractor is Gateshead-based Able Construction (Northern) Limited.
Peter Fowle, Managing Director at Able Construction (Northern Limited), said: “We are delighted to be involved in this new project and continue our long-established working relationship with Karbon Homes.
“In addition to providing much needed housing in the area, the contract will provide continued employment for the current workforce together with new employment and training opportunities.”
