Work is now underway, on the development of a new Extra Care scheme in Morpeth Town Centre.
It will provide much-needed specialist housing, designed to help those with additional support and care needs to live independently.
The 84-apartment scheme is being delivered through a partnership between ourselves and Northumberland County Council, with lead contractor, Vistry North East.
It is being developed alongside the third and final phase of new homes at King Edward’s Park – within a joint venture (JV) project called Evolution Morpeth LLP, which is regenerating the site of the former St George’s Hospital.
Representatives from the partners attended an event to officially start work on the scheme, bringing forward new affordable housing that will help address the shortage of accommodation, with care, for residents with differing support needs.
This will include a mix of one and two-bed apartments, 15 of which will be designed for people with dementia and two suitable for bariatric care. Residents will have access to 24/7 care on site.
Zoey Hawthorne, Assistant Director of Development Delivery at Karbon Homes, said: “This is an exciting milestone for the delivery of this new Extra Care scheme in Morpeth.
“This project represents a major commitment from us to providing affordable, high-quality homes, designed for those who have additional support and care needs to live independently.
“It’s fantastic to be partnering with Northumberland County Council to ensure we deliver a scheme that meets the needs of the local area and enables its residents to live life to the full. The scheme will have community at its heart, with a bistro cafe open to the general public and multiple communal lounges and multi-use spaces for activities available to book.”

Northumberland County Councillor Wendy Pattison, Cabinet Member for Caring for Adults, said: "I'm delighted work has started on the extra care development at King Edward’s Park.
“We are working with developers and registered housing providers to design a range of different housing options across Northumberland that will meet the changing needs of our older population, including attractive housing with dementia-friendly design built in, bungalows and age-appropriate apartment accommodation, in suitable locations.
“This development is a welcome step towards achieving our ambition to ensure high quality accommodation with care and support is available for older and vulnerable people across Northumberland.”
The Extra Care scheme is to be part-funded by Homes England, through our Strategic Partnership with the Government’s housing delivery agency. Northumberland County Council is also funding a contribution to the capital costs.
The strategic partnership has provided us with £165million in funding to deliver 2,200 new affordable homes across the North East and Yorkshire over the next few years, 10% of which has been dedicated to the development of new homes for people requiring additional support needs.
