Our plans to improve your homes

We take pride in your home. Every year,​ we spend approximately £26 million on​ our planned investment programme,​ which looks after big scale repairs and​ improvement work on all our buildings.​ 

This programme of investment helps to improve and maintain the quality of your home. It makes them more environmentally friendly, ensuring they meet the Decent Homes Standard which ensures that homes are in good condition, warm and energy efficient, safe and weatherproof, and have reasonably modern facilities. 

We truly believe that ensuring our customers live in safe, secure and well-maintained homes is our fundamental role as a landlord. We can only do this by investing in our homes, for both our current and future customers, and we’re committed to doing so. 

Whether it’s fitting new windows or​ replacing roofs, we do all we can to​ keep your home in great shape, and​ you happy. 

Our upcoming planned investment programme


Below, you can see all the work we’re currently planning to do over 2024 – 2025, where it will take place and when. All the work is subject to a survey of your home and we’ll contact you to let you know when this will happen. 

We’ll always aim to complete this work in the agreed timescales, but occasionally work may need to change due to unforeseen circumstances. We’ll keep you informed if this happens and why it happens.

The Decent Homes Standard sets the minimum standards for the condition of social homes. It ensures that homes are in good condition, warm and energy efficient, safe and weatherproof, and have reasonably modern facilities.

There are a number of factors that we consider, such as the age of the property and the fixtures and fittings, any safety issues or whether the home is energy efficient. We’ll invest in the homes that are most in need of the work. All the work is subject to an internal and/or external survey.    

These surveys collect information about a property or building to understand repair needs, health and safety needs and if the property is fit for purpose. We can use the information to decide if the work needs to go ahead, order any materials needed and work with our contractors to plan the works.

We’ll write to you and invite you to book the survey. During the survey, our surveyors will collect information on the main elements of your property. We’ll use this information to identify any work that may be needed in the future and tell you if any work will need to be carried out now.

It we contact you about a survey, it’s important for you to respond and allow us access to your home. Otherwise, we may not be able to schedule improvement work to your home.

  • The survey usually takes around 30-45 minutes.  
  • You will need to be in your home to give our surveyor access to your property.
  • You won’t need to move any furniture during the survey
  • The surveyor will collect information about what work may be needed in the future.
  • The surveyor won’t be able to tell you what work will needed during this time. We’ll get in touch with you after the survey to give you more details.
  • All contractors and staff will have I.D badges for you to inspect. Please always request I.D before members of our team or contractors enter your home.

This work is important to maintain the quality of your home and ensure that it’s safe, secure and in working order. While there may be some exceptions in exceptional circumstances, you are required to allow our contractors to carry out this work.

Yes, you’ll be given a choice of designs and colours for some elements. One of our team members will be in touch to let you know what you can choose.

Not necessarily. It depends on the work that your property needs based on the age and condition. This may not be the same as your neighbours.

If you or someone in your home is having difficulty doing everyday things like getting dressed, climbing the stairs or having a bath, then our Home Assist service can help. 
 
Home Assist is here to help provide and access just the right level of help you need, with a wide range of safety, mobility and living aids designed to support independent living...from grab rails and lever taps to wheelchair ramps, wet rooms and stair lifts to a personal alarm and response service.
